We invest in your success first. Nothing is owed on the free help you have already received — the coaching, the syndication and the forms are yours to keep either way. If you would rather hand the listing to us and have us sell it for you, that is a separate conversation, and it changes nothing about what you already received at no cost.

Will I get a surprise bill later?

No. There is nothing to bill. We will put the whole path in front of you — what we do, what you do, and what it costs — before you decide anything. Figures discussed anywhere in that conversation are estimates, not guarantees.

Who is going to see your home

Will anyone actually see my home if I sell it myself?

Triple MLS Syndication is your key to exposure. Your property is published on RMLS (Portland Metro and the Willamette Valley), WVMLS (Salem and the mid-Willamette Valley) and MyState MLS for national reach on Zillow, Realtor.com and Redfin — which is how your listing reaches buyers' agents instead of waiting for a buyer to drive by.

Do I have to pay extra for the MLS?

No. Syndication across all three multiple listing services is part of the free service, along with the coaching, the forms and the contract-to-closing help.

I do not want to be on the MLS. Can I still get help?

Yes. Tell us on the discovery call and we will tell you plainly what that costs you in exposure. Most homeowners who want to sell find the syndication is the single biggest difference between a sign in the yard and an offer on the table.

Which Oregon forms do I legally need?

Selling on your own in Oregon almost never fails because you cannot find a buyer — it fails at the paperwork. The set starts with the federal lead-based paint disclosure if your home was built before 1978, the seller's property disclosure, and the buyer's inspection period, and that is before you get to the sale agreement itself.

There are forms that protect you and forms that protect the buyer, and if they land in the wrong order you can hand a buyer a reason to walk. We give you every required Oregon form at no cost, and we walk you through each one, line by line, so you know what you are signing and why.

What happens if a disclosure is late or missing?

It becomes leverage for the other side. A required disclosure delivered late — or not at all — can give a buyer room to renegotiate the price or walk away entirely, and it usually shows up at the worst possible moment: after you have agreed on everything else. Getting the sequence right is the whole reason we hand you the forms instead of just emailing you a folder.

Do I need an attorney to sell my own home in Oregon?

Not by default. We prepare the contract and coordinate the closing, and we will tell you plainly if something in your situation warrants your own attorney or CPA — for example a trust, an estate sale or a tax question we are not qualified to answer. That is a referral, not an upsell.

How do I know what to price it at?

Before you list, we work the comparables and the current market with you — what has actually sold near you, what is sitting, and what the difference between the two is. Pricing is positioned so the market responds, not so it sits. That is a working session, not a file you are handed.

What happens when an offer comes in?

We read it with you: the price, the financing, the contingencies, the inspection period and the timelines. Then we help you counter, and we help you get through the inspection and the repair request without giving away more than you need to. Negotiation is one of the four fixable things that decides whether a For Sale By Owner sale actually closes.

I already have an offer. Is it too late to get help?

No — that is one of the best times to call. Once there is an offer, your job changes from marketing the home to protecting the deal. We will read the offer with you, make sure every required Oregon form is complete and in the right order, and help you get into escrow cleanly.

Only about 5% of homeowners who try to sell for sale by owner complete the sale — and 64% of the ones who do say they did not get what they wanted. It is almost never about effort. My home has been on the market for months. What now?

Most owner-sold homes stall because they are invisible to the local agents who already have ready-to-buy clients. That is not a work-ethic problem — it is an exposure problem. You do not have to quit, and you do not have to hand over six percent either. You just have to take one different action, and putting your home where those agents look is that action.

My listing expired. Does any of this apply to me?

Your listing expired. Your goal did not. Those are two different things, and only one of them has to stay true. Taking a break was probably what you needed; going back to the same plan that did not work is not a plan. The same free help applies — coaching, syndication, forms, contract to closing.

Will you coach me to a price you want, or one I want?

Neither. We give you the numbers, the comparables and what the market is doing, then we tell you what we would do and why. You own the decision, and you own the pricing. Our job is to make sure the decision is an informed one and that the paperwork behind it protects you.
